Every year around this time, we start getting the same question from clients: "Should we wait until fall, or should we move now?" It's a fair question, and this year the answer is a little more nuanced than usual.

Inventory has more room to breathe.

After a few tight years, both Sonoma and Marin have seen more homes come onto the market throughout 2026. That doesn't mean it's a buyer's free-for-all — well-priced, move-in-ready homes are still drawing strong interest — but it does mean buyers have more to choose from and more time to make a decision than they did during the frenzy of a few years back. If you've been searching and feeling discouraged by a lack of options, fall tends to bring a fresh wave of listings as sellers who held off over the summer decide it's time.

Rates ticked back up, but inventory is still the real story.

Mortgage rates eased for a stretch earlier this year, but they've climbed back since summer — the 30-year fixed is sitting in the high-6% range as of this month. If you were hoping rates would keep sliding, that trend reversed. The good news is that rate isn't the biggest lever for most buyers right now — inventory is. Marin County alone has roughly 24% more active listings than this time last year, with homes averaging close to seven weeks on market instead of selling in days. With more inventory on the market, homes that are priced realistically from day one are the ones that move. Overpriced listings sit, get stale, and end up chasing the market down instead of leading it.
