Understanding Marin County's Geography

Marin County sits directly north of San Francisco, connected to the city by the Golden Gate Bridge and accessible from the East Bay via the Richmond-San Rafael Bridge. Highway 101 runs north-south through the county, and understanding the geography relative to that corridor will help you make sense of the market.

Southern Marin — communities like Sausalito, Tiburon, Mill Valley, and Corte Madera — is closest to San Francisco and tends to carry premium pricing as a result. The views, the proximity, and the lifestyle concentration make these the most competitive entry points.

Central Marin — San Rafael, San Anselmo, Fairfax, and Ross — sits in the heart of the county and offers a broader range of housing stock and price points. Many families who relocate to Marin ultimately land here, finding the right balance of access, community, and value.

North Marin — primarily Novato — is the most accessible in terms of pricing and offers more space and newer construction. It's an ideal landing point for families coming from the North Bay or Sacramento, or for those where a San Francisco commute is not a daily reality.

The Commute Reality

If you're relocating to Marin County and working in San Francisco, understanding the commute is not optional — it's essential. The Golden Gate Bridge is the primary connection south, and morning and evening traffic on Highway 101 is a real factor in quality of life.

That said, the commute calculus has shifted significantly for many workers since remote and hybrid schedules became more normalized. For families making one or two trips into the city per week, the Marin commute is genuinely manageable — and the tradeoff in lifestyle more than compensates.

Golden Gate Transit also operates ferry service from Tiburon, Sausalito, and Larkspur to San Francisco, which provides a genuinely pleasant alternative to driving. If your destination is the Financial District or the waterfront, the ferry is worth building into your relocation research.

The nuance: not all districts are equal, and enrollment boundaries are specific. Some communities in Marin straddle multiple districts, and the differences can be significant.

Districts worth knowing: the Tamalpais Union High School District, which serves southern and central Marin, is considered one of the best in California. Reed Union School District, which serves Belvedere and Tiburon, consistently produces exceptional outcomes. Kentfield School District and the Ross School District are also highly regarded.
